Mal Wright takes approximately 2 hours on average to carry out an on site Pre-Purchase Building Inspection Report on a dwelling and property with more time after the on site inspection. Proofing every individual report in the office for every individual client so each report is customized to each inspection as my reports are not a generic spat out report. The reports are easy to read as we report in layman's terms so they are able to be read and understood by you the client. Every one of our clients is welcome to the free service of individual time discussing the report for as long as they require to give a full understanding of their purchase.  

 

Mal Wright Pre-Purchase Building Inspections also has the latest state of the art Thermal Imaging Camera which is used on every inspection and a Flexi Borer Scope Camera as optional tools on request for a low additional price and the only Building Inspector with these additional tools in the Newcastle, Port Stephens and Hunter areas for Building inspections only.

 

Thermal Imaging can pick up water leaks that the naked eye may miss during a standard visual Pre-Purchase Building Inspection Report and well worth using on one of the most expensive investments of your life, being the property you intend to purchase.

 

The Flexi Borer Scope camera would only be used if a concealed defect was evident in the building report and further investigation was required at a later inspection date with the vendors (owners) permission saving having to dismantle walls to see concealed defects and this equipment can take photographs and video footage of the inside of the walls or areas concealed with only a 8mm hole or gap required to access these areas.

 

You can NOT possibly do an inspection from looking just from the manhole and not actually crawl through roof spaces and sub floor under dwellings areas. You can not do an inspection in 10-15 Minutes pest or building although some pest and building inspectors can do both in that time.

You may save a $100.00 or so using a cheaper inspector and this may cost you thousands even 10s of thousands of dollars in the long run. 

You really need a reputable building expert to perform a building inspection that has had hands on previous experience rather than a professional whom has only done a course.

 

STANDARD PROPERTY WITH 1 DWELLING:

The cost of a visual Pre-purchase Building Inspection Report with a written report is $460.00 including GST for a property and free standing dwelling. Granny flats or Guest accommodation on the same property at the time of the inspection are an additional $150.00 including GST .

The Thermal Imaging Camera is used on every building inspection at the time of the inspection.
